Campus overview
Cedar Run Campus occupies 140 acres in Culpeper County, Virginia, planned for 180MW across three buildings. Two turnkey halls totaling 48MW are commissioned and occupied today, with a third building entitled for powered-shell or build-to-suit delivery.
Direct ramps to US-29 and Route 3 put the campus 60 minutes from Ashburn and 90 minutes from Richmond. On-site substation capacity is allocated through full build-out, with Utility partnership agreements in place.

Live halls, entitled growth
Buildings 1 and 2 operate as turnkey halls with 2N UPS, N+1 cooling, and densities to 30 kW per rack. A high-density zone supports liquid-cooled AI clusters with rear-door heat exchangers.
Building 3 is entitled for 84MW with switchgear pads poured and duct banks in the ground — a six-month path from signature to energized shell for powered-shell customers.
In the community
Cedar Run funds the county’s first responder training facility, sources 40% of construction hours locally, and maintains a 30-acre wooded buffer with public walking trails along Cedar Run creek.
